Pet Agreement

The following is for information only and should not be taken as law.
Please refer to the appropriate jurisdiction in your area.

For example purposes only:

It is hereby agreed between the landlord and the tenant: the tenant may have the following described pet and no others in the tenant's rental unit, subject to the terms and conditions within this Agreement and in accordance with clause 18 of the Standard Residential Tenancy Agreement between the landlord and the tenant.

This Agreement forms part of that Tenancy Agreement and failure by the tenant to comply with any of the following terms and conditions will be considered a breach of a material term of that Tenancy Agreement and may result in the Landlord requiring the tenant to permanently remove the pet from the residential property and/or issuing a Notice to End a Residential Tenancy.

A copy of the certificate that this pet is neutered or spayed must be provided to the landlord. Failure to do so within 14 days following the signing of this Agreement will nullify this Agreement and the tenant will not be permitted to keep this pet, pursuant to clause 18 of the Standard Residential Tenancy Agreement.

– All pets must be spayed or neutered, flea treated regularly, and have their claws trimmed.

– Pet owners must have the carpet areas of their rental units professionally cleaned once each year and show proof of such.

– There will be no more than 1 (one) dog per rental unit.

– Landlord reserves the right to disallow dogs on a size and type criteria. eg. No large dogs, no Pit Bulls, German Shepherds, Doberman Pincers etc. or mixed breeds of these dogs.

– Dogs must be kept from continual barking or howling or whining. For the peace and enjoyment of neighbors, dogs that make any continual disturbance will be disallowed from the rental unit.

– For the safety of other tenants, any dog that is deemed aggressive in any fashion will be disallowed from the rental unit.

– There will be no more than 2 (Two) cats per rental unit.

– Cats that cause a disturbance or excessive noise will be disallowed from the rental unit.

– There will be no “farm” animal(s) including poultry, pigs, goats, rabbits, pigeons within the rental unit.

– “Exotic” animals, eg. Ferrets, Boa Constrictors, Monkeys, are disallowed from the rental unit.

– Pets are subject to a pet security deposit equal to 1/2 months rent per household as per B.C. Landlord Tenancy Act.

– Pets must be confined to the rental space of the household, interior of house plus the patio, and not be allowed to roam free. Pets found roaming free on the premises will be considered stray and subject to impoundment. Impounded pets will be solely the tenants responsibility for any and all fees or fines and any other costs or penalties resulting from the pets impoundment.

– All pets must be leashed or caged when out of the rental space and tenants are required to clean up any droppings or mess caused by their pet. The common areas are not to be used as “run” areas as they are for the enjoyment of all tenants.

– Pets are not to be fed on patios or front door areas of the rental area as several wild animals, namely rats, raccoons and skunks, and neighboring dogs and cats are attracted to the feed.

– The Landlord is to be held NOT LIABLE for any injury to person or pet, damage to property, or other costs resulting from a tenants ownership of a pet or their care of a pet. All pets are the sole responsibility of the tenant.

The owners and management realize that families desire pets, but we also realize our obligations to keeping the premises safe, clean and healthy for the enjoyment of all tenants.
